In 2015 Transport for London established a two stage qualification process inviting developers to be considered for their Development Framework. British Land asked GRID to represent them on the second stage of the process. As part of the appraisal we were required to produce development proposals which maximised the value of the site.

The proposals are predominantly residential with innovative mews house designs, which respond to the narrow slither of land forming part of the site, and mansion block typologies which mitigate overlooking and north facing apartments. The proposals include retail space and 30,000 sq.ft of office space in a self-contained building facing the street and designed to reflect the demands of SMEs and start-ups.

The architecture responds to the scale, rhythm and material palette of the surrounding terrace streets. The residential terrace facing the railway line references Edwardian mansion blocks and employs a series of bayed frontages to protect privacy and provide large balconies. As the scale of the public realm narrows to the railway viaduct the architecture starts to reference London Mews with a stripped down expression. First floor terraces above garages provides open space.
