GRID’s design for the Fulton Quarter of Quintain’s Wembley Park Masterplan secured planning consent for up to 995 new homes and 6,600sqm of employment space. Situated in Brent, the plans will deliver a residential led mixed-use scheme set around a series of pedestrian friendly streets and open spaces.
A north to south route axis opens up the Fulton Quarter to the public for the first time to create an attractive and welcoming public realm, covering a third of the site. Residents also benefit from extensive outdoor space with courtyard gardens at podium levels.
All the buildings will feature a diverse mix of retail, office, workshops and community uses at street level providing employment space for approximately 300 people. The consented scheme will address London Borough of Brent’s housing need with homes ranging from studios to 4-beds all benefitting from a balcony. The affordable housing tenures will deliver genuine accessibility; with 70% of the affordable homes at affordable rent levels. Further helping to address specific local need, 55% of these affordable rent homes will be family-sized units.
