The ‘Tesco site’ forms part of the Oval Masterplan which GRID developed for the Berkeley Group and The London Borough of Lambeth. For the key frontage site GRID developed a typology for a ‘medium’ sized food Tesco store that reflects changing shopping habits of buying less, more frequently and locally.
Located on Kennington Lane in Lambeth, the frontage site provides the link between the northern and southern ends of the masterplan, making it an integral part of the overall design. All typologies in the masterplan include ground floor active uses and very active public realm. For Tesco the development option has a courtyard residential form above a large scale retail which results in a much more fitting scale of commercial offering to Kennington Lane with flats above overlooking neighbouring green space.
Core locations, servicing and the customer experience are the three main design criteria for the retail aspect which need to be carefully considered to ensure the value of the retail and residential components are maximized. The architecture is a solid brick expression with splayed bays that allow longer views form he apartments. However as the site is an urban block there is variation and also a strong expression of upper floor commercial offices.
